The One-Bid Site Package

For: GCs buying out sitework and developers with raw ground.

One ITB, one number, one schedule: excavation and utilities through Smooth Stone, then our crews take it from footings to finished landscape. No seams between trades, because the same family owns both sides of the cut.

  1. Curb & Gutter

    For: GCs, developers, and municipalities.

City-spec curb, gutter, and machine runs, built by a team that knows municipal requirements from the inside, including who pays for what and which inspector signs it off.

  2. Sidewalks

For: commercial sites, subdivisions, and cities.

ADA-compliant walks and approaches, poured on schedule and finished clean, so your closeout list stays short.

  3. Footings & Foundations

    For: GCs and home builders.

The scopes your vertical build stands on: to spec, inspected, and on your critical path's schedule, not ours.

  4. Structural Concrete

    For: commercial GCs.

Walls, columns, and structural pours at commercial spec, from crews with high-specification UDOT work in their track record.

  5. Large Flatwork

    For: commercial and industrial projects.

Slabs, hardstands, and large pours, sequenced and finished right, through Utah winters when the schedule says so.

  6. Decorative Concrete

For: homeowners and builders who want more than broom-gray.

Finishes chosen to survive Utah freeze-thaw, not just to look good on day one. Driveways, patios, and entries that hold up.

  7. General Contracting

For: owners who want one accountable team for the whole job.

Full project delivery from builders who've sat on the owner's side of the table and read drawings the way a proforma reads them.

How It Works

From first call to finished pour.

  1. Reach out. We answer.

Call, email, or send the form. You'll hear back within 24 business hours, and that promise is in writing. GCs: send the ITB and you'll get a check-in call from us before your deadline, not silence.

  2. On-site consult and a line-itemed estimate.

We walk the site, flag anything in the drawings that's going to cost you money, and deliver a complete estimate with every line itemized, permits included. What you see is what you pay.

  3. Scheduled, poured, updated.

We lock the schedule and hit it, with proactive updates from mobilization to final cleanup. If anything moves, weather included, you hear it from us first, with the new date.

Timeline & Investment

What it takes, and what it costs.

Residential

2–3

Days on site

A full driveway remove-and-replace typically runs 2 to 3 days on site, with the permit handled by us before we mobilize. Decorative work and patios scale from there.

FAQ

Straight answers to the usual questions.

Do you handle permits?

Yes, turnkey. We pull them, we manage the inspections, and the cost shows up as its own line on your estimate. City process is home turf for us: Trent sits on his city council, so municipal requirements hold no surprises.

Can you pour in a Utah winter?

Yes. Cold-weather pours are standard practice for our crews: heated enclosures, blankets, and mix adjustments as conditions require. If temperatures make a pour date unwise, we tell you before it becomes your problem, with the new date attached.

How do you handle change orders?

One rule: you hear about it the day we see it, priced and line-itemed. A change order should never be a surprise, and on our jobs it isn't.

Are you licensed, bonded, and insured?

Yes. Utah licensed (License #14295298-5501), bonded with $5M in bonding capacity, and insured, with documentation ready for your pre-qual packet.

Do you self-perform, or sub the work out?

We self-perform. Our crews, our equipment, our finish standard. The only planned hand-off is to our sister company Smooth Stone for excavation and utilities inside a site package, and we coordinate that seam ourselves.

How does the One-Bid Site Package actually work?

You send one ITB. We return one number covering excavation, utilities, concrete, asphalt, and landscape, on one schedule, under one contract. Smooth Stone moves the dirt, we handle everything on top of it, and you deal with one team the whole way.

Next Step

Send us the scope. We'll send back a number you can trust.

You'll hear back within 24 business hours, from Trent or Audrey directly, and the estimate that follows will be complete, line-itemed, and permits included.
